Subject: Architectural and
Structural Consultancy Charges for proposed residential building ‘Stabnet County’
at Joka.
Respected Sir,
We
are pleased to confirm appointment of your firm as the architect and SPA
Consultants as the collaborating structural consultant for our proposed
Residential building ‘Stabnet County’ at
Joka.
Your
scope of services and fee payable for services rendered shall be as outlined
here under:-
Project – ‘Stabnet County ’
Scope of Work – Architecture:
1.
Preparation
of schematic design keeping in view your requirements and other relevant
factors.
2.
Finalization
of design to your approval
3.
Preparation
of Conceptual designs and sale area tabulations.
4.
Preparation
of final design drawings based upon preliminary discussions.
5.
Preparation of Statutory
Drawings andProviding
necessary drawings and area calculations for submissions to local authorities
(excluding liaison work)and assisting us in
getting approval from the statutory bodies.We will directly
appoint an architect for actual submission of drawing who will follow-up and
liaison with the proper authority for obtaining necessary sanction.

Arrangement Drawings (plans, elevations and necessary exterior details,
sections)

door/window details

Details
of architectural features
f)
Preparation
of ground floor basic service layout(details as
per MEP consultants).
g)
Preparation of basic electrical layout, sanitary and plumbing
layout, GFC drawing of all MEP services shall be prepared by the MEP consultant in co-ordination with the Architect.
h)
Advising
you in appointing the Surveyor, Contractor, Consultants & other Agencies,
if required.
7.
Preparation
of working drawings including
a)
Layout
plans of all levels
b)
Flooring
plans
c)
Reflected
ceiling plans of Public Areas.
d)
Sections
and elevations
e)
Details
of toilets
f)
Details
of furniture
8.
Coordinating
all designs with structural engineers and landscape architects to be duly
appointed by us.
9.
Coordination
of all service related designs including HVAC, water supply, drainage, electrical and fire fighting services, with the consultants
to be duly appointed by us.
10.
Preparation
of necessary Presentation Drawings and of professional 3D images (day view and
birds’ eye view) as per the approved final Elevation& master plan. (Total 3 Nos.)
11.
Supervision
by the architect and other consultants when needed.(minimum once monthly and
each time the day before casting). The
architects would be intimated for supervision visit preferably 48 hrs in advanced.
Structural & MEP part shall be supervised by the respective consultants. In
this regard a project casting schedule would be appreciated.
12.
The Architect will release 6 working drawings stamped
‘Released for construction’ and duly signed.
13.
The architect shall vet and counter sign as
"architecturally approved" and release the structural & MEP GFC
drawings, issued by the respective consultants duly signed.
14.
All
architectural working drawings are to be submitted to the client in soft copy
in AutoCAD2000/LT2000 Drawing (.dwg) format.
15.
The architectural drawing includes design, drawing and
supply of execution drawing of residential complex, club house, overhead tank,
underground reservoir, mumpty room, boundary wall, septic tank/ Sewage
Treatment Plant, sectional detail of drive way, soft roof (M.S structure),
swimming pool, circulation plan of cars etc.
16.
The client reserves the right to make any change in
architectural drawing and the same will be executed by the consultant at no
extra cost unless there is a radical change.
17.
We shall provide with architectural material specification
& quantity.
18.
Basic
landscape drawing to be provided by Architect.
Scope of Work –
Structure:
1.
Structural design based on the soil report on approved
architectural drawing.
2.
Preparation of structural working drawing based on
co-ordinate drawing of architecture and MEP.
3.
Co-ordination and follow ups with Architect and MEP
consultant as and when required for preparation of structural drawing and sort
out any discrepancy in drawings.
4.
The client can ask for submission of design report in
detail (hard copy and soft copy in .pdf format and all supporting drawings in
AutoCAD2000/LT2000 Drawing (.dwg) format) if required.
5.
The structural consultant will release 6 working
drawings stamped ‘Released for construction’ and duly signed.
6.
All structural
working drawings are to be submitted to the client in soft copy in
AutoCAD2000/LT2000 Drawing (.dwg) format.
7.
The structural consultant will have technical
periodical supervision at site from time to time.
8.
The structural consultant rate includes design,
drawing and supply of execution drawing of residential complex, club house,
overhead tank, underground reservoir, mumpty room, boundary wall, septic tank/
Sewage Treatment Plant, sectional detail of drive way, soft roof (M.S
structure), swimming pool etc.
9.
The client reserves the right to make any change in
structural drawing if there is any change in architectural drawing and the same
will be executed by the consultant at no extra cost.
10.
Preparation of tentative BOQ for the project.
11.
If any dispute arises at site pertaining to
construction between client and contractor, the consultant will advice client
on ways to resolve the problems.
Fee and payment structure
The consultancy fee (inclusive of both architecture
and structural fees ) for the job is @ ` 6.50 per sq.ft. on
total built-up Area [approx area = 23,00,000 sq.ft.]

Your fees shall be

General Conditions:
a) Your responsibilities
and liabilities shall be governed & restricted & specified by the '
Indian Institute of Architects', Council of Architecture and as specified in
KMC regulations. The responsibilities and liabilities and liabilities of the
other consultants shall be governed by the relevant laws of the states /
institute / council etc. and as specified in KMC regulation.
b)
You shall have no liability whatsoever for any damage
resulting due to contractors and Suppliers.
c)
Your services as an Architect and for other consultants shall
remain limited within the respective mentioned scope or work and shall not
include any liaison works, and project management services.
d) You shall periodically supervise the site during construction
for the maximum period of 60 months. If the services are required beyond this
period, charges for supervision shall be paid extra period of construction
& execution is considered 60 months as per mutual decision.
e)
The
built-up area for the purpose of computation of fees shall include gross
built-up area of building/ buildings including balconies, staircases, lifts,
podium around building, within the building garages, meter room, sub-station,
office, staircase room, lift machine room and covered parking spaces etc.
f)
If
the project is abandoned at any stage you will be entitled for fees up to the
completion stage of work.
g)
In
case of any change in design for any reason after completion of work as per
working drawing additional fees will be paid for such changes.
h)
Service
tax as applicable to be added every time during billing.
i)
TDS to be deducted as applicable every time during
billing.
j)
Fees do not include MEP consultants’ fees,
k)
Fees do not include charges of person handling
corporation and other statutory authority sanction liaison works.
l)
All bills duly
signed and stamped will be addressed to ‘ABC Construction (Pvt) Ltd, 186,
Rajarhat Road, Kol - 157, Project –Stabnet County’. Any mistake will result in
bill rejection and a fresh bill will have to be raised.
Kindly note that the structural consultants with whom
you will be in collaboration for the project ‘ Stabnet County’ at Joka are
– SPA Consultants, 55, ABCD Dutta Road, (22nd Floor) ,Kol – 10.
